Annual predial is low by U.S. and Canadian standards. HOA dues are often the larger bill.

Predial is municipal property tax. Assessed value is not the same as what a winter visitor would pay in cash. Early-year payment discounts are common — many owners pay in January for that reason.

Condo owners should put HOA next to predial on the same spreadsheet. A building with pools, staff, and elevators can cost more each month than the annual tax bill. Neither figure is “too small to verify.” Unpaid predial and unpaid HOA both appear in a proper closing checklist.
