Zona Romántica — Old Town, Emiliano Zapata — is the postcard: cobblestones, Los Muertos Beach, restaurants stacked on restaurants, and condos people actually walk from.

This is the neighborhood visitors fall in love with first, which is why condo demand stays concentrated here. Inventory is mostly vertical: boutique older buildings and newer amenity towers. Detached homes exist but they are not the typical buy.

The lifestyle is social and walkable. That is the point. It is also louder than Marina Vallarta on holiday weeks, and parking is a real constraint. Short-term rental demand is established; so are building-by-building rules. Never assume a tower that “looks tourist-friendly” allows nightly lets.

Amapas sits on the hill immediately above. Conchas Chinas is the next ridge south. Buyers who want this energy without the street noise often look up rather than further into Centro.
