Puerto Vallarta Real Estate
Puerto Vallarta is the historic city on the south shore of Banderas Bay: mountains at your back, the Malecón as a public living room, and an international airport 15 minutes from Marina Vallarta. Buyers treat “PV” as both the municipality and the whole bay. Those are different maps.

Inside the city you will hear Centro, 5 de Diciembre, Versalles, the Hotel Zone, Fluvial, Amapas, Conchas Chinas, and the Romantic Zone used as if they were separate towns. They share a taxi system and a climate. They do not share walkability, building stock, or evening noise.
North of the Ameca River you leave Jalisco for Nayarit — Nuevo Vallarta / Nuevo Nayarit, Bucerías, La Cruz, Punta Mita. Same bay, different municipalities, different notary practice, sometimes different rental rules. Ask which side of the river a listing sits on before you compare prices.
Foreign buyers come for winter light, a mature expat social fabric, and property types that still include walkable condos — something many U.S. beach towns no longer offer at these price bands. They should also come prepared for hills, humidity, hurricane season, and a closing culture built around the notario, not a title company from home.
